Access for guests:
Villa Ornella is available in one of the following versions (only for weekly stays from Saturday to Saturday):

Guests have access to all four floors of the Villa as well as to the private park and swimming pool
(some rooms will remain inaccessible).  In the 8-people version the lower floor will remain closed. 

In case of incorrect bookings (eg check in and check out not on Saturdays), the reservation will not be valid and will be canceled. The amount already paid will be returned net of payment fees (equal to 5% of the total amount).

Shared spaces and amenities:

Hall, Livingroom (satellite TV and Wi-fi), Kitchen ,veranda (Wi-fi), laundry (washing machine), tavern (Wi-fi), terrace,park (4.500 square meters), garage (3 covered and 4 uncovered parking spaces), changing room and swimming pool.

Check in:  Saturday from 16:00 to 19:00 ;

Check out: Saturday until 9:00.

All guests are required to be present at check-in. At the time of check-in, guests will be registered (only registered people will be able to access the Villa), the security deposit will be given, an introductory tour of the Villa will be carried out and all the main information will be provided. Any other check-in procedure must be agreed in advance. Afterwards the property will be left for the use of guests. The evening before check-out, a person in charge will arrive at the Villa and will stay in a completely independent accommodation, so as to allow for those who need it, and upon notice, to make an early check-out. For any eventuality, we will remain available by telephone during the duration of your stay. It is possible that the caretaker / gardener or Staff members resides in an independent accommodation within the property.

Ancillary costs and services:

The actual consumption of electricity (€ 0.70 / kWh), Gas (€ 2,00 / m³) and Water (€ 3,50/m³, only when exceeding 12 m³ / weekly already included in the costs) is calculated separately on site.
Final cleaning costs: € 10 / person (children 0-2 years excluded).
A deposit is required upon arrival of € 1.000 (in cash).
Tourist tax: € 1 / person / day (excluding children under the age of 8 and handicap).

Other things to keep in mind:
Possibility to have, on request and included in the price, 2 extra beds for children and 2 high chairs.
The Villa is available to Families or Groups of responsible adults. School groups and / or groups of adolescents are not admitted.
Attention: Take G. Segantini street to get to the Villa. Do not take Luzzeno and Rongio street (very narrow)

Attention: For security reasons a video surveillance system is present in the external areas.

House Rules:

-It is forbidden to organize parties / events and introduce unregistered people to the property;
-animals are not allowed;
-stairs must be climbed (Villa on 4 floors);
-smoking is not allowed inside the house;
-separate waste collection is carried out;
-bed linen is available, while towels are to be brought;
-it is forbidden to walk with wet clothes inside the house (there is an external changing room near the swimming pool);
-access to the swimming pool is allowed during the daily hours from 7:30 to 21:00;
-access to the swimming pool and use of the equipment (e.g. billiards, sunbeds, etc.) by minors must be carried out under the supervision of an adult;
-guests' identification documents must be presented on arrival for registration;
-school groups and / or groups under 30 years of age are not allowed;

-sub-leasing to third parties is prohibited.

Contractual conditions:

Landlords reserves the right, in its sole discretion, to collect the keys of the home if the behavior of the guests could cause harassment and / or damage to property and / or people or in any case the rules of the house are not respected, without giving right to reimbursement. In addition, landlords can make a claim for damages.

The deposit will be refunded when the rented property is returned in proper condition. In some cases the deposit will only be refunded by bank transfer after the departure of the customer. Refunds are made without prejudice to possible compensation claims by landlords.
Basic cleaning is always carried out by the guests, irrespective of whether the landlord carries out the final cleaning.
Basic cleaning includes cleaning of the kitchen, washing and putting away dishes, removing all remaining food and waste, stripping off the bed linen and sweeping or vacuum cleaning all rooms, so that the rented property is clean and tidy for the next guests.
You always have to bring your own pool or beach towels. Also soaps, detergents, toilet paper are not served by the structure.
Guests are entitled to use the whole of the rented property including of furniture and utensils. They undertake to treat the rented property, its furnishings and fittings and any communal facilities with the utmost care. They are obliged to make good any damage caused during the rental period due to negligence by themselves or their companions.
Late check-in cannot be guaranteed. For organizational reasons, other arrival and departure days are generally not possible. In any case, for any variation regarding times and days, availability must be requested in advance to the Staff.
Guests are required to use the internet / Wi-Fi only in compliance with current regulations and the property is exempt from any type of claim by third parts. The Court of Milan is exclusively competent for any dispute and the law applicable to the contract is the Italian one.
